Modera South Lake Union is a 294-unit mid-rise located on Dexter Avenue. The main lobby features a central fireside lounge and a café-style cowork area. Luxurious finishes such as marble mosaic tiles are contrasted with traditional Northwest finishes such as concrete and rustic hardwood floors.

An extensive amenity area on the first floor features a resident lounge inspired by private dining clubs, a conference room and a rec room for gaming. The multipurpose amenities are linked via a long central corridor, with bronze chain mail drapes providing an elegant sense of separation for each space.

In addition there is an enclosed media/screening room and a large fitness center with separate yoga/TRX studio. The building also features an extensive rooftop deck, with BBQs, an outdoor fireplace and spectacular view of the surrounding city.

All units feature gas ranges and air conditioning, which is unique for mid-rise apartments in this market.

The building sits on the site of a former Hostess bakery. There are whimsical touches found throughout the common areas that pay homage to the former bakery, including found objects such as an actual tray for baking Twinkies.
